In the short term, we’re capitalizing on current market conditions where interest rates are high and cap rates are favourable. By acquiring apartments at these higher cap rates and refinancing with long-term CMHC debt at prime minus 2% as interest rates drop in the next 1-2 years, we’re able to add value and lock in better financing terms. This strategy allows us to secure solid assets at attractive prices while positioning for lower costs over time.

Long Term

Long term, we aim to benefit from increasing demand for rental housing, driven by rising immigration and a decline in homeownership rates. By holding onto these assets and focusing on future development opportunities—such as rezoning or increasing density—we provide consistent rental income and long-term capital appreciation.
